Work with me

Three ways I help London property owners, and one honest note about capacity. I run a small number of properties properly rather than a large number badly, so I take work on when I can do it well.

1. Serviced accommodation setup and management

Who it is for: owners of a flat or small house who want short let income without running the operation themselves, or who want the property prepared and launched properly before deciding.

What it involves: an honest assessment of whether the property and the borough allow it, lender and lease consent, furnishing and equipment, photography and listing setup, pricing strategy, guest communication, cleaning and laundry, maintenance coordination, and monthly reporting on income and costs.

How it is priced: a management percentage of gross bookings, or a fixed monthly fee, agreed in writing before anything starts. Setup work is quoted separately so you can see exactly what you are paying for.

2. HMO setup and management

Who it is for: landlords with a house that could work room by room, or an existing HMO that is underperforming or carrying compliance gaps.

What it involves: licensing and planning checks with the council, refurbishment planning to meet the borough’s standards, fire safety and certification, room pricing, tenanting and referencing, tenancy or licence agreements, deposit handling, maintenance, arrears management and reporting.

How it is priced: a setup fee for the licensing and refurbishment project, then either a management percentage or a fixed fee per room. Everything itemised.

3. A second opinion before you commit

If you are about to exchange on a property, or you are new to this and want someone to sanity check your numbers, this is a paid conversation and a written summary. It is cheaper than a mistake.

What I will always tell you

  • If the property does not work, I will say so, even though it costs me the job.
  • Fees, scope and responsibilities go in writing first.
  • No guaranteed income figures, no invented reviews, no pressure.

Not ready to work together?

The guides on this site are free and always will be. Start with serviced accommodation or HMOs, then email me if something does not add up.
