About KPN Estates
I am Nive. KPN Estates is my side project, built around the two ways a London property can earn more than a standard let: serviced accommodation and houses in multiple occupation.
Where this came from
I came into property through sales and lettings, which means I have spent time on both sides of the same conversation. Sitting with landlords who had a property that was not performing, and with tenants living in the consequences of a badly run one.
That experience does two things. It makes you sceptical of projections, and it makes you read the small print, the head lease, the mortgage conditions, the council standards, before you get excited about a rent figure.
Why these two models
Serviced accommodation and HMOs are the two routes that come up most often when a landlord asks how to make a property work harder. They are also the two where operators most often get into trouble, because the regulation is real and the work is daily.
Writing about both keeps me honest. Anyone who tells you one model is simply better has usually never run the other one through a quiet January.
What I am building
KPN Estates is early. The plan is straightforward: build a small, well run set of units rather than a large, badly run set, and document the process properly as I go, including costs, mistakes and the things I would not repeat.
The site will grow with the business. Guides and notes now, real properties and real numbers as they come online.
How I work
- In writing. Scope, fees and responsibilities agreed before anything starts.
- No projections I cannot stand behind. If a property is a bad idea, I will say so and explain why.
- No fake reviews, no borrowed photos, no claims about a track record that does not exist yet.
- Clear reporting, so you can see what came in, what went out and where the time went.
What I do not do
I do not promise guaranteed income, I do not charge a fee to look at a property and then vanish, and I do not take on a unit I cannot maintain the standard on. If that means turning work down, it means turning work down.
If you want to talk about a property, or you are starting out and want a second opinion, get in touch.
